Do I need a building permit for an egress window in Toronto?
Yes. Cutting a foundation wall and altering a bedroom's means of egress requires a municipal building permit everywhere in the GTA. We prepare the drawings, file the permit, and book the inspections as part of every installation. Permit fees typically run $200–$500 depending on the municipality.
How long does the installation take?
A typical installation takes 2–4 days: one day for excavation and cutting, one for window and well installation and waterproofing, and the remainder for interior finishing and inspection scheduling. Weather and soil conditions can add time.
Can you install egress windows in winter?
Spring through fall (April–October) is ideal because frozen ground makes excavation slower and more expensive. We do install through winter when conditions allow. Book an assessment and we'll give you an honest read on timing.
Will cutting my foundation cause leaks or flooding?
Not when it's done right. Every Optima egress install includes proper waterproofing of the cut and a window well with drainage designed for our clay-heavy GTA soils. That drainage detail is exactly where DIY and cut-rate installs go wrong.
Do you handle the final inspection?
Yes. We schedule and attend the municipal inspections, and we don't consider the job finished until the installation passes final inspection.
