Signs Your Basement Windows Need Replacing

Basement windows live in the harshest spot on your home: close to grade, splashed by rain and snowmelt, and often the last windows anyone upgrades. Replace them when you see:

  • Condensation or fog between panes: the seal has failed and the insulating gas is gone. Persistent moisture here feeds condensation and frost problems and, eventually, mold.
  • Rotting or rusted frames: original wood or steel basement frames from the 80s and 90s wick moisture straight into the sill.
  • Drafts and cold floors upstairs: single-pane basement windows are a major heat leak; basements account for a surprising share of whole-home heat loss.
  • Windows painted shut or that won't open: a safety and ventilation problem, especially for finished basements.

Same-Size Replacement or Egress Upgrade?

This is the one decision to make before you order: if the basement room is (or will become) a bedroom or a legal second suite, Ontario Building Code requires an egress-sized window, and that usually means enlarging the opening, not just swapping the unit.

  1. Free on-site assessment. We measure each opening, check the frames and sills for rot or moisture damage, and give you a fixed written quote per window.
  2. Custom manufacturing. Your windows are built to the millimetre in our Etobicoke plant. No forcing stock sizes into old openings.
  3. Installation day. Old units out, new units set, shimmed, foamed, and sealed against moisture. Most like-for-like basement swaps are finished the same day.
  4. Cleanup & warranty. We haul away the old windows and back the work with our written workmanship warranty.

A like-for-like replacement (new window in the existing opening) typically runs $450–$800+ per window depending on size, style, and glazing. Enlarging the opening for an egress window is a different project, typically $4,000–$10,000 all-in including concrete cutting, the window well, and permits.
Do I need a permit to replace basement windows?
A same-size replacement in the existing opening generally doesn't require a building permit in most GTA municipalities. Enlarging the opening, cutting concrete, or converting to an egress window does, and for egress work we handle the permit and inspections for you.
Can basement windows be replaced in winter?
Yes. Like-for-like basement window swaps don't need excavation, so we install them year-round; each opening is exposed only briefly during the changeover.
What's the best style for a basement?
Hopper windows are the classic choice for small openings near grade; sliders suit wide, shallow openings; casements ventilate best and most easily meet egress sizing if you ever convert the room to a bedroom.
Will new basement windows fix condensation and mold?
Failed seals and single-pane glass are the usual culprits behind basement condensation, frost, and the mold that follows. Modern double- or triple-pane units with warm-edge spacers keep the interior glass surface warmer, which prevents most condensation when combined with proper sealing of the opening itself.
Do new basement windows need window wells?
Only where the opening sits below grade. If your existing window already has a well, we check its drainage during the assessment; a like-for-like swap normally reuses it. New or deeper wells are typically part of an egress conversion.
